We have what sounds like a similar ground issue with fence. We have a layer of clay that causes a perched water table and it rots off wood posts right below ground level. Used railroad ties don't last 10 years.

Years ago I bought all the steel pipe fencing from a closed feed lot. The pipe had been in the ground for 25 years when I pulled it all out and looked great, so we started using it and really like it. One of the best things is how fast it goes in the ground. So much less labor. You can drive the posts and weld it all up before you can get wood post holes dug and tamped. We use fence like you see in the photo with a top rail pipe anywhere it goes through woods, or in a crowd situation. For bigger pens we just use sucker rods with no top pipe. The top rail pipe really makes it look better, so we also do that close to the house to please my wife. For long straight runs we will use barb wire or woven, but we still use steel pipe posts every so often and pipe braces. It seems like the shorter the length of barb wire fence you build, the more apt it is to get loose over time, so more and more we just drive pipe every 8 feet and sucker rod those short stretches. I don't have much time to build fence, so I have a local guy that builds it for me. He charges $100.00 an hour which includes his welding truck, and a skid loader and post driver. It cost a lot less to have him build a pipe fence than a wood post one. It's amazing how much he gets done in a $800.00 day.

I will never go back to any sort of wood post fence.
